Hello everyone,

My husband and I are looking for a property for permaculture / off-grid living in Spain and we're hoping that someone has some tipps for us or perhaps even a property they're selling themselves We are looking for a property with at least 1-2 hectars of land, a reliable water source if possible and for under 20,000 Euro. If it's cheaper than that, then that's even better.
We really appreciate any help.

Hi Nic... our family (we're 4, have 2 kids) we're on a similar path, I'll be following this, I hope others that have been through this could give you and all others like me some tips too.

So far... I've read in other posts Spain can be annoying when it comes to permits to build a house in a land that's been classified as " agricultural" ..you just can' t simply build a house, even in your own land...so seems like way to go is Not get agricultural (This is cheapest option) but land with a house already( quite more expensive land and most of the time house in really bad bad state, these are called " Finca Rustica" then get permitted for renovating seems easier).

I read and understood following.. any locals who could confirm /clarify the following? I read that --> Even if I owned a big piece of land with my own house and wanted to sell you a piece (land only) that piece would be considered agricultural and new owner would not be allowed to build a second home... is it true?

in our vision, I'd prefer to build myself a "tiny house" version using natural building materials with all the green design elements (passive solar, grey water reuse, compost toilet etc etc)..but not sure if tearing whole house down(expensive by itself) and recycle as much as possible to build a " green" tinyhouse would be considered a renovation I'm curious if anyone would know.

Have you found already good websites where to look for land? could you share which?
What I have started doing is looking at other permaculture projects in Spain, different regions  and planning to get in touch with the people there, ideally we would like to be near others with similar vision, " permie" mentality and have some community. We hope to " click" with some of the people, even visit for a paid farm stay and get to pick their brains even look for land around. In our case, I feel we' re bit more restricted since we have 2 kids (5&3) and we need to have other families with kids nearby, I wouldn't mind to be isolated in the mountains but kids need kids so that's important point for us.. do you have kids too?

I hope not to disappoint you since I'm posting more questions than answers for your post..
as the Tao would say..."a journey of a thousand miles begins with a single step"  and we are in step #1, only 999 to go :( .. which step are you guys?

Are you already in Spain or moving from somewhere else? We're moving from Amsterdam(NL) going south looking for the sun  :)

The land that you would buy is the one which is constructable, or "Edificable" in spanish... Normally you can find those around a huge price, even if its on a no man's land. This "constructable" land will have sewage system, electricity near and water via pipeline. The network of this three systems is not very developed around rural areas, but there are small towns that would receive you all if you intend to live and belong to the village.
Getting into small villages with 5, 10, 20, 50 or 100 people is difficult to connect, as most of them doesnt speak a single word of english and they don't see the foreigners as much more as tourists, even for the common spaniard its really difficult to adapt into this situations. Forgive about internet or even GPRS connection in this areas, it's really harsh when you have some problem to solve and you find yourself alone in the middle of nothing trying to resolve some dumb issue that you would resolve in a few seconds with some google research.

We are looking, a family of three, for buying an abandoned village or a similar place to live, or even joining an existing rebuild, as long as we need this for our retirement we would like to invest now. So we try to make some small changes into a rented land near Barcelona, trying to fix the soil in the first place and maybe get some results as a path to go and demonstrate that we can do it better than the most of the farmers around. Just for the intention to keep something running before we take our definitive place.

We think around the price of 150.000€ at least for a property in minimal conditions to farm, live, and keep working in the city to build up a nexus in between our dreamland and reality. This things come slow, and we would take it, if everything goes right in a couple years or so.

I have a place in spain in mountains with 4.5 acres if your interested in sharing it , the house needs work , the olive trees/grapes and figs willing to work with someone to rebuild
