Need help with a something in code or at least unreadable as is

Steve replaced the front door sill in 2001 at our old house and found this...actually this is a copy as he replaced the original under the new door sill.
The house was built in the 80's and we bought it in 2000.

We thought it must be a house blessing of some sort but never guessed what it says.

I just ran across it while sorting a file of things (old papers and inventory lists) and thought permies might be the quick place to decipher it.

Any code breakers out there?

maybe it is just the initials of the family members with plus symbols separating them?

far too simplistic though!

Hi Megan!
We did know the names of the previous family and the initials don't seem to fit theirs.
I thought the 'plus' sign looked more like it could be a cross and that it might be one of those 'wwjd' things?

It was probably better off lost in the pile of papers...out of sight out of mind but now that it's risen to the top here I go again

Those are elven runes. If you view them under the light of the midsummer full moon, a rough translation appears: "Stand by the stone when the thrush knocks, and the last light of Durin's Day will reveal the door. Just stay clear of the dragon."

According to boxentric.com, it is likely a monoalphabetic substitution cipher, but the results are not conclusive.
