looking to lease about 80 acres of sloped forest land

Within an hour of the missoula airport. 

Long term lease of 15 to 20 years. 

To do my permaculture stuff as discussed in these forums and in my articles and videos. 

I know that there are lots of folks in the missoula area that are sitting on hundreds of acres which they have done nothing with.  Some of these folks might be very interested in leasing me the land to see this sort of productivity.

Do you take Countryside Magazine? There was an ad/letter in the June/July issue with a piece of property that may meet your needs. He just said "Western Montana" but maybe it is near Missoula.

I'm tripling the effort on this search.

Although now I am also prepared to put $15,000 down and pay $500 per month to buy land.

80 acres is the minimum.  100 to 200 acres is optimal.

I've seen some land advertised that doesn't quite fit the bill.  I found one 80 acre plot that has a public road running through the middle of it.  I found one 140 acre plot that is almost entirely north facing slope. 

One possible option is something where I own a smaller piece, but can easily lease neighboring land.

15 minutes to missoula is definitely better than 59 minutes.

A bit of a creek is awesome. 

Bare land is fine.  A bit of a structure is a bonus.

No power is fine.

As always I am trying to find a place for you in the Flathead (completely selfish interests to be able to work with you)  Now I am in Bigfork, 25 min from the Kalispell airport.  I work at Flathead Lake lodge,  the same folks trying to do the Saddlehorn development, Trying to be "Sustainable", and upscale at the same time.  I was fantasizing on your developing a portion of that for true natural living and having the healing resort popularity that it attracts.  so shall I pitch them about you, the Ultimate American Permaculturist?  You should visit me if you you are up here.  Tribal consciousness is squirelly.  I was also wondering about the podcast about how to start a farm from grass to permaculture, even flat and in the valley bottoms.  Saddlehorn is all mountain.

I partly understand why you are looking to lease land. 

My wife and I were recently camping in the Lolo Creek campgrounds.  While walking and driving around, we saw a lot of "For Sale" signs.  One property we passed actually had some fliers near their sign.  I traipsed 25 yards through some tall snake habitat and grabbed one.

77 acres for $255,000!!

Holy cow.

Looked pretty though.
