Okay here's the deal. I have a +/-400sqft 2 story cabin that is nearly complete.
Its on 61 acres with 1330ft of river frontage.

deer than you can shake a stick at. Across the river is 2200acres of timberland, thats not my property though.
My house is on this property also.
The cabin will be offgrid when finished. (the road is over 3000ft away)
Solar, rain
water catchment, composting toilet, and
wood heat. The works.
45 of the 61 acres is reclaimed strip pit
land from the mid to late 70's. Soil depth is generally 3" to 1ft before hitting crushed rock. Not solid rock just rocks.
The other 16 acres has not been stripped but is in a large holler with my house being on the far corner of that.
There are two ponds on this property neither of which currently have fish in them, but they do not dry up in the summer. Also the 1330ft of river frontage. In the summer the river is about 3ft deep and 30ft wide. Clear and cool. During our rainy winters the river will swell to 15ft+ deep and 60ft+ wide.
No need to worry about flooding as the land and cabin are up a very large hill.
NO WORK REQUIRED. The cabin with access to nearly all the land $150 a month. That breaks down to $4.94 a day!
You garden, raise animals, and do what you want.
Some work required. ONE WEEKEND a month+
$50 a month or less.
I have a good bit of lumber stored too. From tearing down a house. If you were inclined to build your own place. We can work something out there.
Possibly get paid to live in the cabin?

Long term goal is a mixture of pasture land, hard mast forests (Chinese chestnuts, acorns, hazelnuts+)
Im interested in growing tea, muscadines, blueberries, caneberries, mulberries, and Japanese persimmons.
Not to mention the hundreds of other things I NEED to grow.
Plant propagation skills are a plus.
