20 acre off grid homestead (water well and on site septic)

Good morning,
I have been building a 20 acre tract in southern Oregon it's zoned R5 so it can be split into three different parcels( without the huge hassle of subdividing)
All three can share a community well. The well is currently 185 ft deep and produces very clean delicious water at 75 gallons per minute. The septic is huge it has 485 feet of leach field and will probably never ever fill up on a 1200 gallon tank it's new and has never been used yet.
 I have been building this parcel and it's  plans as time goes on!
  the next step is some kind of dwellings. The county will allow Yurts, geodesic domes, container homes, earthships and things of this nature. I also have another 2 acres and another 5 Acres with a small home right across the basin within walking distance.
I currently have a 40 ft school bus with a wood stove in it as well as a fifth wheel on the property.
You can build accessory dwelling units also next to the main dwellings which is huge and our buildings are permitted as well greenhouses I have two of them probably 20x40s set up.
I am willing to trade one of these parcels for a partner who can help me build sustain and maintain a decent setup.

I could go on and on I have multiple large acreage spread between Northern California and Southern Oregon I'm looking for an investor a partner or somebody who can Homestead basically I'm open to good people in the possibilities of a well-established community what else is it you're looking to know? Let's talk

What legal structures do you have in place to protect people?
What type of communities;
