This homestead is in the heart of Kapa'a nestled in the sought after Wailua homesteads, behind Nounou (sleeping giant) mountain, near waterfalls, the ocean, and scenic mountain views. This location creates a unique environment for effortless permaculture growth, all year round.
With this, the homestead includes a 3 bedroom, 2 bathroom home, move-in ready, fully functional with a remodeled kitchen, new plumbing, recent roof replacement, solar, and all of the comforts of home. 1560 sq.ft.
This homestead is a gardener/farmer's dream with all the comforts of home including a new hot tub and sauna.
The property also has a storage shed and a separate outdoor double workshop/workshed structure. Multiple water hook-ups covering the property.
This property qualifies to build an 800ft guest house for family or additional income potential.

The property is designed as in permaculture design, with a swale that absorbs rainwater year round and disperses it to the countless plants on property.
This homestead contains years of growth with active production and room for more that is limitless to one's desires. Always organic with a permaculture twist.
This is a special place that we would like to pass on to those who will appreciate it, enjoy it, and allow it to continue to flourish.
This permaculture homestead has been a labour of love for us, however, we've made a personal decision to sell.  It's the most magical beautiful place we've ever lived and probably ever will.

One thing I would note to potential buyers. The home was built in the 1960's on Kauai and lets just say homes weren't exactly well sealed from bugs back then (rarely are these days either) as people seem to hate the idea of caulking all the joints and builders love leaving gaps in unseen locations. With all the plants on the .75 acres and all the bugs Kauai has (we get more introduced every year), be prepared to fight a war vs the bugs. Source: life was all good on Kauai for many years until the yellow crazy ants moved into the area, now they expose every tiny crack that exists on my house and live in the walls and all over the yard, it's very annoying as whenever I think I've finished the job they will find a new way in in a few weeks.

A note on bugs: we can't speak to anyone else's experience. For us, we've been okay with keeping the surrounding area of the house landscaped and having a recurring natural pest control service and sentricon service as well that monitors for termites.

I’m on Big Island, so small critters of all sorts abound. Hawaii is a tropical area. I have often told tourists that are considering or dream of moving to Hawai’i, that life here is different than the mainland. No frosts to help control the bugs. So be prepared for cockroaches (they can be big), ants, spiders, geckos, skinks, anoles, flies, mosquitos, coqui frogs, and lots of others. Termites are a constant concern. Many areas have feral chickens, turkeys, and pigs. So be prepared to learn to live with them. I have seen people move away because of frogs, geckos, chickens, pigs, and cockroaches.  You can control them to a point. It seems that every year it’s a different battle. This year it’s ants……ants everywhere.
