Looking to find land/set up homestead in Tri-Valley or East Bay Area

My current situation:
Renting in the East Bay Area. I have a small backyard garden and 5 chickens. I am a full-time dog trainer and 90% of my business is in-home training in the Tri-Valley (Dublin, etc).

My goal:
To own or rent land as close as possible to the Tri-Valley, so I can continue my business there. To live in a tiny house there, raise produce and chickens and meat rabbits, and do dog training on site. I want to set down roots and be able to nurture the land and soil, so if renting, long-term stability is a must. Thinking 3/4 acre would be a minimum to do all this comfortably.

So... how can I do this?
- Buy land myself: Too expensive! I have a modest income and savings. My family would be able to help some, but not THAT much.
- Buy land with a group of people: I'm open to exploring this. Looking for like-minded people!
- Rent land: Preferably from someone who is amenable to permaculture practices and would let me both homestead and train dogs on site. Would need to be long-term so that I can really invest in the space. Looking for possible landlords!
- Marry someone who already has land in the area and similar goals: Also looking!

Anyone else in the same boat? Interested in exploring options together? Or do you have something to offer? Advice and discussion appreciated!
