Ever dream of living in Hawaii? 
Ever Dream of building a 3 acre permaculture homestead demonstration site? 
 
Want to be 100% self sustainable in 3 years?
 
If you could, what would some of the features you’d look for in a property?
 
A location somewhat near a major town?
How about 15 miles from Hilo, Hawaii on the Big Island?
 
Near a major private School?
How about 5 to 10 minutes to Kamehameha Schools Hilo Campus?
 
Need hook ups to Utilities?
How about a utility pole that is right across the road from  the property entrance  with electricity, phone and cable hooks ups so you can have internet connections?  (Very few streets in this area have utility hook ups).
 
How about flat land so that is ready to build in an area that usually requires a D9 to come in to crush the ground and level it? Big Bucks!
 
How about the potential to make multiple sources of income?
 
1)  Near Volcano National Park,  so an Airbnb is possible. Build Bali Kit Houses.
2)  Ag lands can produce electricity and sell it back to the Electric Co. – that’s the        value of the utility pole hook up right outside your front entry.   USDA helps with funding too.
3) No cell towers in the area- you might consider putting up a tower and collect rents from the cell phone companies.
4) One of Hilo’s largest farmers markets is less then 15 miles away.  You can plant trees, grow produce and use master cho’s natural farming methods to raise pigs and chickens without the smelly mess.
5) The Lehua blossoms attract bees for those wanting to collect honey.
 
Hilo, and it’s near by towns are known for its creative musicans, artist, scientist, philosphers, farmers, awesome Hawaiians who are really into cultural and natural living and overall great community of people.  So even though the 3 acre parcels separate people, you still have a pool of really cool people to commune with when you want to.
Not to mention the really cool environmental features in the area and the small town simple town life in near by Hilo.
 
So what do you think this is worth to live in paradise?  To create your own sustainable permaculture homestead and demonstration site?  On Oahu island, Maui or Kauai, you would pay over a million per acre, but this land who was owned by a farmer who was going to plant guava trees before he passed on, is now owned by his daughter who is too busy to do anything with this land.
 
She’s wanting to sell it now to build out her Oahu family farm into a sustainable homestead demonstration site during dry season.  A lot in the next subdivision that only offers 2 acres, still needs to be cleared, but has utility hook ups sold for $70k for two acres.

Average nice home in the area is $350,000.  There are areas that sell for cheaper, but that’s because there’s no utility hook ups, the land needs expensive D9 leveling, and its in the boon docks with poor road access. 
 
A bali home set up with several Airbnb cottages can be around  $150K
(check out MandalaEcoHomes.com, they’re expensive, but you can get an idea of what these kits offer, then find other companies whose website isn’t as cool).   (check building codes- you may have to have cottages connect to main house through covered walk ways or other creative ways.)

If you act soon, there may even be a place nearby for you to rent for cheap when you’re building out the property.  My friends place is up for rent now and is an example of a lot of local fruit trees that can be grown in the area.
