I find the gov sites on gaining crown land to be hard to navigate, and seem to be built for people who already have a familiarity with land laws and regs. These GOV FAQs and general info pages dont include the info you would need to find your loopholes. In NL, the best way to find out the regs on obtaining land is to review the Crown grants registration Act, found in the statutes on NL and LAB. I'm sure other provinces have similar acts, if you were to look for them.

To build an entire community would be possible, I think, if you had the right plans and an appropriate proposal. Danny Williams is building an entire community on prime land, near St John's. Granted, he DOES have a lot of $$, but his community will be on expensive land(comparatively), and be a traditional style community.

There are areas of NL that are considerably cheaper the the land near St John's. Belle Island, for example. More and more people are moving from this smaller island to to be nearer ST John's, and the prices out there have been dropping significantly. (there is a regular ferry from Belle Island that is near St John's, so transport is there). There are even "dead communities" here where no one lives any more.

In NL, grants are given at "fair market value" of the land. You can also lease the land.

Seems to me they would be open to attracting an entire community of people! ^There is a suggestion form on that link where you can tell them what you think would encourage people to move here/stay here.^


Newfoundland needs people, and economic sustainability would be a HUGE draw to get officials on board with your project!
