Greetings,

I'm in the beginning stages of creating a micro sustainable live/work intentional community that serves many eco purposes. My vision is to purchase a house with agricultural acreage (Minimum of 5 acres) or just land & develop a team of permaculturists/farmers/natural builders to grow the community. The community's goal is to utilize the land for multiple opportunities as below. I found several areas in NY that possess property/acreage within my budget, also below. Any feedback on these areas and/or suggestions for other cities that fit my basic requirements are greatly appreciated.


LAND/PROPERTY REQUIREMENTS; (BUDGET OF $200,000 MAX)


-City/Neighborhood will have a decent to strong labor/economic market that's not dependent on one industry for mass employment. Economically depressed ghost towns will be avoided


-Taxes not extreme (Agricultural zoning)


-Progressive city/neigborhood with open, diverse views & not heavily religious


-Permaculture; Solid farming soil & longer growing seasons for community/CSA/farmer's markets/local restaurants


-Decent & growing green-friendly population with several organic veggie/fruit markets. Local & ease of commute to farmer's markets


-Zero to friendly zoning/building codes to build multiple green tiny homes, straw-bale, yurts, clay, etc on land (without permits, septic required, etc). Subdivided allowed to sell/lease plots of land to members



-The land must be no further than 30 minutes from the nearest town. The intentional community has to attract like-minded people & the members will also need to work outside of the land, so businesses/shopping can't be too far away


I understand this is a lot to ask esp given the budget, so many good areas will lack a few requirements on my list. So far, the cities/areas below seem to have some good land options. Any suggestions appreciated.

Do farmer's markets & county laws typically have specific selling requirements for eggs, veggies & fruits sold to the public that must be grown on agricultural zoned land only?

I'm looking at properties & wanting to develop a mini hobby farm to grow food for myself & the local community. I have seen residential zoned properties with some acreage although unsure if I can legally grow produce & harvest chicken eggs for public resale.
