1. Considering land spot location (Kiev region, eco region, national park forest, historical reason) and prices nearby spots its very good price. Nearby spots price like $6000-7000 or so. I think its so cheap cause is was like free, there is such law in Ukraine that every citizen can get free land up to 2 hectares and this law is kinda subject of corruption manipulation, "some people" get it free and then put in on sale. Guess its kind of such case but it does not mean bad things to buyer, everything is legit and clear.

Other regions far away from Kiev is much cheaper, not expert of prices but now Ukrainian citizen can get land even for free but it's rare cases i guess anyway they have to pay or buy. Kiev region land is always subject of demand. Non resident absolutely no restriction in buying land for non-agro purposes i.e not large amount of land. Only thing for non resident is that they have to pay some initial extra taxes then buying land but its not a big extra.

2. Briefly, all land in Ukraine labeled 'purpose of land', there are many purposes like you say urban, farmland and so, but they have different names here. Land in my post are labeled like for 'personal gardering' but in does not mean anything - you can build house and make you own garden. In Ukraine such land used as outdoor residence or cottage its called here - "dacha" - many urban citizens have such dachas where they spend holidays or live here. As you can see from flying drone video this region is full of such cottages.

Summary: Land spot listed here is just 50 km from Kiev, east direction, 20-30 minutes from airport Borispol, infrastructure - electricity, gas, road, railroad, located 30 meters from national park (forest) Sulimovskiy (it's called nature-landscape-park-of-local-something, but simplifying i call it national park), its really good eco region in Kiev region, may be best so close to Kiev and very underrated.

This region to my mind has great recreational potential, Kiev visited by many tourists full year - they spend most time in city but may be one day trip, bike tours or some kind of recreational eco tours things can be possible having such land with basic house and some services.

And its just good land in Ukraine that everyone can buy and use for their own needs. BTW its good region for beekeeping. Ukraine is cheap country for living and its safe. Position myself as free partner of this kind of affairs.

Hello, im Kiev local, not land owner or affiliated, nice land and cheap land located 50 km from Kiev, near national park Sulimovka, good eco region and not so far from city, priced $3500 for 0.25 acres. It's good price for such land, almost half price.
Good spot to make own outdoor residence, small biz for tourist - hostel, bike tours etc. If someone interested PM.

So just have specified some details, yeah there is no limitation for non residents for buying such land but there are some specific taxes (for non resident), some spends that can increase price slightly not much, ill get more details soon from realtor in first video.

$3500 for 0.25 acres near national park, 30 mins from Kiev is super good price. Regular price for this region starts at $7000 for 0.15 acres.

I can say that by own ukrainian laws every, once again, every citizen (resident) can get up to 3 acres (for agro) or 0.5 for non agro use for free but the problem is that it is a subject of corruption and free land get only some ''special" people with connections. May be land listed in first video was obtained by free distribution and now it is on sale but its ok anyway about the price.

1. In a brief, first of all land in Ukraine comes with 'purpose of use' label, like there are 2 (in reality more) all land divides into two big groups, ''land for personal non-agrocuture" use (like cottege, for living, for personal gardering) and "land for agroculture use" - that is 'purpose of use'. So mentioned land is labeled as ' personal non-agrocuture use' and nowdays have no limitation for non-resident to buy, own, sale etc. Land for agroculture use has certain limitation. Some say such land (non-agro)  for non resident should be no big then 0.5 acres but not so sure. Land for non-agro use have no limitation for non-resident.

Land listed in my post is free to buy for any non-resident i can tell it for sure. I read the laws and asked directly from lawyer.

2. Concerning KGB (joke) yeah there is big rate of corruption of Ukraine but it is very specific and affected all ex-USSR countries, its not very friendly, tricky, not transparent regulations but somehow people find way to deal/live with it. And if you have like small biz its ok, you are free of KGB monitoring (joke) and issues.  Overall Kiev is 100% safe euro nice city. Good attitude to foreigners.

3. Yeah i heard if you mean natural log hive beekeeping. Lot of people in Ukraine do beekeeping i can tell for sure that Ukraine is beekeeping country. Its like the only sphere still free of taxes and government regulation. In my region (Sulimovka) lotta people do beekeeping, its good region for beekeeping, forest are full of linden tree flowers and many commercial or home beekeepers are around Sulimovka. I even can tell more about this market in Ukraine.

Concerning "reinitiating tree beekeeping" its super cool but as for personal occupation and may be have some commercial potential. Natural honey is super cool with natural hive and natural keeping, high-end honey.

I'm Kiev local sharing natural approach to mother nature (permaculture, organic, bionic stuff)

There is small national park (called somewhat like 'landscape reserve of local value') located 42 km far east from Kiev city - called Sulimovskiy park, located right near village Sulimovka. It is unique, underrated tiny eco region with big history and mystery about this place comes from 16 century and related to Ivan Sulima - national hero, lord and warrior who have built residence here with big trees park around.

Nowdays Sulimovka is small ukrainian village surrounded with natural forest and cottage buildings around the forest. It has all communications available - transport, gas, electricity, internet, water, firewood supply etc. It is really underrated eco region very close to Kiev with fresh air and unique nature around the spot. Everyone who visit this place get very good impressions of it, not so many people know about this place even in Kiev.

It has great recreational, healing potential, no other places so close to Kiev cannot contest with Sulimovka. This place worth to have something like healing center or recreational facility but due to political realities in Ukraine it has not.

I found many spots on sale allotted for cottage building around the place, size of spots are 0.25 acres or less. Price comes from $3500 to $6000, $3500 (for 0.25 acres) is very good price for this region considering it is so close to Kiev, just 30 min by car or bus. Due permanent crisis in Ukraine real estate market is down and prices are tend to decrease.

Considering Sulimovka has great recreational potential and nice location may be it's worth buying land here for small recreational tours biz or any personal use. In both cases i put myself in position of partner or/and personal agent/manager/assistant for such affairs. Im not affiliated with any real estate agencies and not interesting in getting some quick profit.

Nowdays Kiev have big amount of tourist visitors from Europe, USA due rising interest in our culture, ethnic, people, low prices for food and goods and many other reasons. Dating tours, restaurant and Chernobil (post nuclear town) take big % of all Kiev tours. But not so many foreigners able to enhance their experience in eco, recreational, healing, active tours near Kiev. I'm talking about one day tours or 1-2 days tours. Thus such places as Sulimovka can have such potential.

Having such spot of land with some basic building, infrastructure opens possibility to arrange one day recreational eco tours for Kiev visitors. It can be hiking or biking tours with some local organic meal food included and basic guide. Details and marketing not given here.

So looking for possible 100% investment for such affair. Pre-position myself as mentioned before - manager, partner or on agreement.
There is no other such special places near Kiev with such great potential.
