Have you looked at other places in NY? You said all your family is there, why not stay in the area but nice somewhat? For reference, we are about 45 min West of Albany. We bought 97 acres of overgrown pasture and woods a couple years ago for 1200/acre and have built a small house on it now. Or taxes total about 250/month between school and county with the house included.

I also bought 20 acres in a more rural area a few years ago in a tax auction. Ended up paying $500/acre. It's all wooded and no house, but on 20 acres the taxes come out to... $600/year. This is just outside the Adirondack park by about a mile and borders state land.

We moved back here to be closer to family, and NY can be expensive if you want to live in a "Nice" neighborhood. On the other hand, if you don't mind rural areas and commuting it can be very affordable.

That's good that you took precautions. Didn't want to scare anyone, it's just something a lot of people don't think about and can be serious. I work with Rabies every day so it's always on my mind, hence the PSA.

So a bit of a PSA here... raccoons (and skunks, foxes and bats) can frequently carry Rabies. It's a virus that is 100% fatal if you show symptoms at all. Basically, if you get it you're dead. There are shots they can give you to prevent infection if you are bitten by an animal, but if you were to get infected from a dead animal you wouldn't know until you start showing symptoms, and then it's to late. Not something worth messing around with.

Hunting. If you don't think it's related there is a deer in my freezer who thoroughly enjoyed my garden before we caught him that might disagree.

I use copper tree tags. You write the labels with a pencil and it embosses the tag. Lasts basically forever and looks nice too.

In NY at least each county also has an annual seedling sale through their local Soil and Water Conservation District (SWCD). Each county has slightly different stock so it's worth browsing your local area.

We use the bones and trimmings from our deer each year to make a big batch (or 3) of broth. We start by roasting everything on the grill outside until the outsides are nice and crispy, then it goes in the stock pot for 8-12 hours to simmer. For the last 90 min we add parsnips, onions (peel and all), celery, garlic and spices. Once it's done we take it off the heat and let it cool so that the far congeals and it can be skimmed off. Then the broth gets canned or frozen and all the bones, scraps and bits of meat and veggies go to the chickens, who devour it all.

Some tricks we use to get a nice rich broth is to save all the scraps that aren't pure fat or bloodshot. All the cartilage, tendons and bits of meat that don't go in the stew meat pile all really improve the broth. Second, we cut the bones in half to let the marrow out easier. Used to do it with a bone handsaw, but we save a bunch of bones so now we just use a reciprocating saw that's cleaned really well after.

Yes it does, so with some good planning on the drainage you can have it fill a cistern naturally with rain water that's filtered through the gravel surrounding the home. Take that problem and make it work for you.
