I have been in the land search for almost 10 years, ever since I got my PDC and I have looked all over the country in person and online.  Right now I'm in West NC, prior to this I was in West TN up in the mountains and I consider it to be the finest opportunity for land procurement in regards to farming, homesteading and the like. I have friends up in rural KY that are doing very well there.  There's a lot of old farm land and also some steep stuff in this area so it's good to be able to visit as much as possible.  It's a good balance of isolation from said "toxins" price, and weather in my opinion.

It really comes down to whats most important to you, and how you envision your site.

I'm a vegan as well and have a PDC from the Center for Bioregional Living in the Hudson Valley NY.  I also have worked with large and small farmed animals for CAS and others.  I would be super interested in learning more about your vision!

Thanks so much for that detailed, and thoughtful response.  I have only visited on bike and it was kind of a drive by situation because I could not get in.  It is a 7 acres fully row cropped with pecan trees and some of them are certainly smaller than others, but they are young for sure.  I like how it is oriented, the property line in the back (north)  provides a great treeline and share.  I have a concern about the next door neighbors.  They also have a small pecan orchard, but the places has trailers and  a mobile home, some trash and cars out front.  I'd want to buffer that with bamboo and other fast growing trees and shrubs.

I'll certainly do what you suggest, thanks so much for your time.
