Hello, I have a place in SE mo. Plenty of room, water, etc. Problem is I can't sell any of the land right now or probably for a long while. but there is over 400 aces of missouri ozark being unused. I'd love to see some animials put on there. I have been thinking that there is room for some off grid folks out there. I could do a long term cheap lease or some such thing.

there are also spots where two hills will meet up. and the soil is always wet there. and you know if you just dig a hole it will fill with water, probably enough for a pond.

as for city/county code. there isn't much/ if any. were outside of any city. and the county is fairly rural. one one of the last to get rid of free range. Neighbors have outhouses and lagoon systems and whatnot. I already have a septic installed, don't know how much more capacity it has, but i could find out.

it has a deep well already. that feeds the one residence i do have there. shallow wells are also easy to dig as there is layers of hard pan every 3 to four feet. had pan carries water fairly well.

I should clarify that there is NO community there now. I thought we had one but, life happens, and things didn't work out. so right now things are an open book. I,m trying to back on track with this idea, if anyone thinks they can make it happen, please let me know the plan. We would have to come to some mutually beneficial arrangement...good for everyone involved. i cant sell any of the property right now. Also i can;t really hire anyone either as i am just another poor "middle class" american. But if you feel that you can make an income somehow let me know, if its an agriculturally based use. then i,d give a great deal. If its a hunting thing, let me know what you have in mind and well talk.

What region are you in? Are you looking for land to build on? I may be able to help with that.

First post, but Im looking for some hardworking folks who desire a land-based/permaculture/country lifestyle. beginners are welcome

I have about 500 acres in the Ozarks some in forest, very diverse landscape, creeks valleys, hills, lowlands etc. most of it is covered in brush and stumps left over from logging operations about 6 years ago. very good internal roads. many areas are going into pine forest now. i believe there are great opportunities here for a ranch/goat/sheep herd. gardening, hunting, bees, value crops, and green living!!

I am looking for people who would like to start a community, i can trade you use of the land in exchange for labor

Willing to trade 1 to 5 arce leases for labor. you would also get to share use of any fields you helped fence. You could trade for hunting leases. I would like to get someone who could butcher deer and game for me.
Anyone willing to build a cabin off-grid in exchange for a long-term lease on that cabin is encouraged to contact me. there are building materials everywhere just laying around. Ozark stone, cedar, pine, clay, oak, sand for mortor mix. you should be able to build a sweet cabin for under 1000$ if you say collected enough cedar for a coordwood building. I would help with the construction and cost depending upon our agreement.

The property also has rooms for rent in a nice trailer. full plumbing, ac, heat etc.. if you rather go that rought or as temporary living (until you could move or build another place)

I want people i can get along with, not drunk all the time and not heavy/hard drug users, must be respectful to seinors and love the land. I consider myself easy going, easy to get along with male mid 30's. i can only be down there part time and need people i can trust.
