I think you've got your properties a bit mixed up. I bought this place a year ago after living on it for a year negotiating with the previous owner, it has not been on the public market for at least 7 years. As far as noise, the loudest things we hear are the river and the planes heading into the airport, it is not technically on any street as it is accessed by a 200' easement and has no boundaries on any public road.

1.25 +/- acres just across Reserve on 3rd St. in Missoula. Approximately 1 acre available for agricultural lease. Currently rotational grazing Soay sheep with a chicken tractor. The soil is fairly good, although it hasn't been tested. The back pastures sit on an old oxbow from the river and the water table is fairly close to the surface. I have dug through 2 feet of topsoil there without hitting a rock. The property is zoned as county land even though it sits in the middle of the city, allowing for many options. There is a well for the house and a second well for irrigation. The water level is about 15 feet down the well, the irrigation well doesn't have a pump currently, but the head is low enough that a surface pump could be used. I currently irrigate with 400' of 1" pvc. There are options for living on site, either in a yurt, or a spare bedroom in the farmhouse I am rebuilding. There is a10'x20'x8' mobile greenhouse that I move around the property, although it sustained some damage in the 70 mph windstorm we had this summer and several parts of the metal frame needs a rebuild, although there are parts on site to finish that project. The cover needs minor repairs.

I've got a background in running a CSA for a couple years, lots of work on small acreage farms with livestock and vegetable production, and am currently working designing affordable sustainable housing. My focus for the land is working toward some basic permaculture concepts while providing sustainable, local farming opportunities.
