We have a well head that was drilled in 2016. The drill bit broke so they abandoned and moved over 4 feet and proceeded with drilling the well that I am using today. They only welded a plate on the pipe (not legal). Idaho Dept of Water Resources came out and said we have two legal options. Have the well company come out and fill it (which should have been done) or we can use it, but will have to seal the first I think he said 38ft(?). I would hate to abandon it. Our first thoughts were geothermal, but to be honest I am not sure of the cost to finish and would it benefit in the long run. I have asked around but I do not know of anyone who installs geothermal so that we can get advice on whether it is worth it.  Or does someone have any other advice on what we could use it for?  Our setup is... we live in the rockies on a ridge. The well head is located about 100ft away from the house and downhill probably about a 30 ft drop in elevation. My house is an old cabin on pier blocks with a 2-3ft crawl space. At this point the floor is not insulated, but I plan on doing it afterwards. We only have wood heat and obviously we get subzero temperatures in the winter and 90's in the summer. Hope this helps any productive advice or suggestions would be appreciated.

Jesse, I forgot to give an update. Sorry about that...... I ended up backing out of the sale after two days (within my legal allowance time). I loved the land, but couldn't settle for no water. I am sure it will be fine for someone that doesn't mind installing a well, but for us we have a list of requirements. A spring or creek was a big requirement.

We decided to head over to Idaho Panhandle. I am happy we did and almost feel like this is were we are suppose to be. We found 20 acres with a creek and a couple of locations with cattails. The land is full of plant diversity...... cedars, firs, aspens, etc. Also we are finding a handful of different kind of berries. The best part is the soil looks pretty good! Also the land around us might come up for sale in a few years. All for a price tag of $65,000 We have a facebook page if anyone wants to follow. Right now we are slow to post, but we should be rolling in a few months.

I am buying the lot next door. After looking at so many properties this is the best I found (minus water) for my budget. I would love for another permaculture fan to be our neighbor. I walked the whole property and had between 2-4 cellphone bars. It is south facing for passive solar, this was the flatest (semi) land I looked at. 2 ways in. One two Arlee the other to Frenchtown. Very private. Here is the listing:

20 acres $45,000 owner terms with 20% down
Located in Lake County, East of Arlee in the mountains. 5 miles from a paved Hwy or power. Cell phone works on the property. Rolling terrain, wooded with many great building or camping spots. No covenants but there will be a deed restriction of no mobile homes. Borders Flathead Lake Reservation land to the North which also gives you access to thousands of acres of Forest Service lands.
Call or email for maps and more pictures.
Legal: Lot 4 section 17 Twn 16N Rng 20W Lake County
MLS# 21605358 (this MLS is my lot)

Paul, I will not be able to see your property. I understand that you want to have first pick on who buys this timber management property. But I don't find ourselves able to pay $400 ($100/per family member) just to be able to come by. I understand you are a busy man and your time is valuable. I was frustrated after talking to Janet. I felt like I was going to an amusement park. If I didn't pay to see the rides then oh well. I have visited Dancing Rabbit and they only want a donation for their one hour tour. Maybe their setup/process is different since they are a "demonstration project" and want people to come and learn then go home to apply their new knowledge......I don't want to burn bridges with your group, I love your project and hope the best for you journey. If you ever change your process for visitor please let me know. Again, please take this as a friendly customer comment form

Jesse Fister wrote:We live in Missoula and are buying six acres in two weeks up in the six mile road area. Unfortunately, the neighbor's 12 acres was for sale for a good price, but it looks like it sold. We're planning to go whole hog with permaculture at our place, indoors and out.

We'd be happy to meet you! Feel free to PM us.

I am looking to buy land and wish to be around other permaculture, self sustainable, etc. communities. I understand I can practice permaculture anywhere, but I would love to be around other like minded friends. We do need to work so I was thinking within one hour drive from Missoula or Kalislpell. I know about the Bitterroots, but the price of land is on the high (unless you know of some land at a good price).

Any positive friendly advice would be appreciated. Thank you
