Hi Claire,

I just noticed your post and I too am looking to move out west hopefully once my house sells here. I am a couple hours east of you currently. That being said, I am looking to buy some land and start a small farm and could definitely use someone with experience like yours. I have very little farming experience but I have taken a few courses with hands on experience including raising lambs. Won't be doing that but it was great experience. I had a place all set up, beautiful small log cabin on 40 acres near the mountains but it burnt down with the fires last year so the deal didn't go through. I noticed you put your email up so if you don't mind I will save it and send you an email once I get things established and maybe if your still available we can work something out??

Hi Simon,

Yep definitely able to get up there and knock on some doors. It's probably about 5 hours away.  I use to go up to Port Loring when I was a child/teenager as my grandfather belonged to a hunt camp there. We would hit the boat launch on one of the lakes and then it was an hour and a half ride to the cabin. Use to be great for deer and moose and fishing back then. I haven't hunted there in over 20yrs though.

Maybe also when I come up if you have some free time we could get together for a drink. Can you PM me the name of that group or contact info so maybe when I come up I can meet some more people who are like minded??

Thanks for the reply!! That is one area I have been looking at and have seen a few properties but they either had something I didn't like (on MLS) or didn't seem to have enough land. I am willing to over look somethings as it may be hard to find the perfect acreage but there are things that is must and must not have to make it work. Ya I agree that real estate agents aren't very open to the idea. I have contacted many up there and only one has said he would keep an eye out but nothing has come from that. The others either said I would be wasting my time and there's as no one will do that or after reading my email or hearing my voice mail I get no response back!! Talk about professionalism!!

Rather than going up and knocking on doors (may irritate some. No one likes unsolicited visitors..lol) , is there an area where they mostly gather or an event where I could go and speak to a bunch at once??

I think I know the group you are talking about but when I contacted them the individual I had correspondence with made me aware they where not a fan of dogs (I have 3) and the price per acre/limit was not what I was looking for!! I could get more for less and I really want livestock to provide organic meat to my family and possibly others! When I inquired about this possibility it was if the community wanted it however they were leaning to more a vegan lifestyle for people growing. Again not for me. Meat that is store bought is full of crap and very expensive. Hence again why I want my own livestock. This would definitely be great for some but ultimately not for my family!!

What is your plan for income up there?? Will you be farming also or opening up another business??

Hello All,

So I am new to this forum and notice most of the Ontario stuff is older and I wished I had found this years earlier with people offering owner financed land. My wife and I are would like about 100 acres in a unorganized township!! Our problem is like most, I do not have a large down payment for financing.

What I am looking for is land that is actually usable. It doesn't have to be all cleared as I can do that myself  but we don't want a flood plain or a marsh where you can't build because its protected. I want to build our place (a small cabin) and grow our own food and raise some livestock hence the larger acreage for pastures! If anyone has a property that they would be willing to sell/sever and offer owner financing I would be interested in hearing from you!!

I have covered about all angles from ads to Real Estate agents who are not very supportive and really don't want to or even encourage clients to take these deals which is really disappointing. A land contract is a legal deal just like a conventional mortgage so I don't get the whole move against it. Banks are really anti-land loans.

Any other suggestions would be appreciated.

Cost is a major obstacle is Southern Ontario especially!! Even as you head north it still can be quite expensive. Realtors have also created this telling sellers an acre is worth $10,000 to 30,000. Even the Ministry of Ag says a forested or hay producing acre is no more than $1000/acre. Other cash crops have more value per acre. I don't get why some over pay?? It's like all those people that buy homes $100,000 or more over ask!! Just ridiculous.

I hope you have found someone but many farms and CSA's in my area have failed as they way overpaid for the property and now can not cover the mortgage. I feel bad for them!!
