Hello, I recently relocated due to work and am having to sell my home of almost 20 years. It's a 3 bed/2 ba home about 3 hours west of Chicago near Galena, IL, sitting on two acres of rugged timber.
The house: split level, walk out basement, tile floors, excellent insulation, super efficient. I heated it with J-style RMH, but there is a propane forced air furnace that works. Also has AC, but due to the high insulation the AC isn't needed very often. Has a grid-tied 4.7 kw solar array with micro-inverters. It has a tankless propane water heater, as well as 128 sf of solar water heating panels.
There's a large woodshed, full of split and dried firewood, a small shed for tools, a 12 x 24 solar envelope barn used as chicken house (6x12) and goat/sheep barn (18x12 with feed bunks and stalls). The barn runs on its own separate 12 volt pv system. There's also another buck barn with a separate pen, and hay storage building.
There are two 4x8 cold frames and two more 4x8 raised beds for annuals, a 4x8 asparagus bed, and 1/4 acre food forest consisting of almonds, pecans, aronia, kiwi, apple, pear, plum, red raspberry, hazelnut, and paw paw. There are also established ginseng beds throughout the timber, and much of the timber is valuable hardwood (oak, elm, hickory, and black walnut). There is newer fencing and gates for two paddocks, and I ran goats, sheep, and pigs with temporary electro-net around the remaining property. It butts up to the neighbor who has an additional 9 acres of woods and he always let me put up my temporary fences and graze through to keep the understory clear for him.
Also included would be a wood splitter, fencing tools, chainsaw, mowers, etc. Interior furnishing such as fridge, stove, washer/dryer, and even furniture could stay if the buyer was interested. I built a lot of the furniture by hand from black walnut from the property, and there is a fair amount of rough sawn lumber still there, too.
I did a lot of work on this place and lived off the land for a long time- I'd really like to see the place go to someone that appreciates what I did and will take it forward to the next level. It's a gorgeous place on a gorgeous setting and could be a great opportunity for the right person.
