Christopher, the winters can vary from one year to the next, but LP costs to heat the place to 70*F run between $1k and $1,200 annually. Our LP company will spread the cost out into a monthly payment if need be. Electricity costs about $115-130/month without A/C. We keep our family of four comfortable in our place, so those costs would be less if you're a single person with a mind for frugality I'm sure.

And we are definitely right at the northern part of the Driftless region of Wisconsin. We're right in the flight path of many migratory birds (30 miles from Mississippi River.) There is a creek that runs year round just a short walk up the road, and we're surrounded by bluffs. Lots of wildlife but few predators - it's nice!

We are selling our 3.2 acre homestead in May 2023 outside of Mondovi, WI. It's half wooded with old growth black locust (excellent firewood and rot resistant) and half open pasture for goats, sheep, chickens, a cow, or some kids. There is an 8x8 chicken coop, a 12x12 goat shed with milking area, and a small buck hut for two goats. We rotate goats on the open pasture with electric netting and free-range chickens. There are five heavily composted garden beds throughout the property. In the past 3 years, we've planted elderberries, hazelnuts from New Forest Farm, roses, sea buckthorn, strawberries, and apple trees.

The home is a 2br 1ba 1980's trailer home and needs work. We live in it currently, but it's in rough shape and would probably need to be seen before being purchased. It comes with functional well/pump, septic, electricity, LP furnace, electric water heater, LP tank, and internet. We could remove the trailer from the property if needed.

We're about 30 minutes from work and a food co-op in Eau Claire, WI. Beautiful views, quiet neighbors, and amidst a small but growing community of like-minded farmers.

The property needs to be financed as land - they won't lend on the trailer since it's not tied to a permanent foundation. It's on a packed gravel pad. This hasn't been listed on the MLS yet because we're giving Permies first dibs, but will be listed in May 2023. This would be a great starter farm with lots of potential. We love it. We're asking $70k.

Check out Land of Havilah farm in Missouri. We use their herbal dewormer and their herbal mineral supplement, and our goats devour both with voracity!
I will say that we have had our four goats for only 1.5 years, and are kidding for the first time this Winter. We have had no known health issues with our herd to date, and they are kept near (not with) chickens.
