He will know how many stories your house can have (typically just one). I am pretty sure that a buried septic tank does not count as built area. About buildin it with logs, the architect will say, but it is not a common construction material here in Spain (for good reasons) so you might have problems with that. You might have more luck with cob, if you want a natural material. If you are adamant about using wood, then there are some prefabricated wood houses that are not really expensive. But beware wildfires, we have frequent fire hazard here, so flamable materials is not recommended. Depending on your location, earhquakes might be a risk too, so constructive tecniques are really important.
You can built it yourself if you are skilled enough, but you have to pay for the project, sadly. The architect will want to check that everything is done as in the plans.

Note, you don't need a full fledged architect for the house project, technical architects are cheaper and they can make pretty much anything you need if you don't want fancy features in your building.

Thank you for your reply.

yes i was going down the architect route regardles. As for the wild fires, i know the problem, as the first place i was going to buy was burnt to a crisp. Where i am, its well culitivated and theres not been a real problem with a fire risk. Also when i visited the town hall, its advised i contact the fire and police department that im on my land incase of an event. The timber side of things, its all treated, but ive bought my own treatment at a cost, every 2" will be coverd. the earthquakes is a new concern, thak you for that. again with the septic tank thank you for confirming what i tought.

you've been a great help.

What sort of permissions are required and how do we obtain such permission? Do you think this is possible? Has any one done this? Help please!! 🤣

I think you have to go to the town hall and ask for the planning. They will tell you which kind of terrain is yours and what is allowed to do and what permits you might need.

hi guys.

Yea you have to go to the town hall with a translator or the estate agent you purchesed the land off. There they will run through what the boundaries are on the land. Note to take, that i didn't do. Ask what can you build on the land, can you have a waste system stored on the land etc. They just said 20 2m is buildable. But can it be bigger if it was a log cabin, how high wasn't stated, porches seprate W/C facilitys etc. Hope this helps and good luck.

Hi people.

o.k ive been doing lots of reaserch on the 'building on rustic land' in Spain. I have a place in Tarragona in Catalonia, thats 14.000 2m and has permission for a build of 20 2m. I've suited up my carava for temp living as you see on instergram "van life". Now i dont want a grand stone house. I Have a friend in the same region building one, its just to small and doesn't look great due to the laws i.e building into ridges and digging down etc. I was looking into a woodern structure such as a log cabin. Does anyone know what the restrictions are or off anyone that has done the same?

Also i was looking into a sunken septic tank. Where the land is situated, im at the bottom road. there is no neighbours everside off me as im in a valley and own both peaks. Behind me is the top top peak that leads onto a nature reserve but its up a steep face. The land is all terraces leading to the top of the land. The accsess road is where i would have the sunken tank for easy pick up. Again any info or know anyone who has done this would be well apprciated.

Due to covid, its a nightmare to contact the local town hall. By june i will be driving over anyways and will find out more questions to my answers. Anything in the mean time would be great, also im sure other people are looking into the same thing.
