Beautiful land by the coast in southern mexico, state of Oaxaca. Rolling hills, natural forest, bordering an arroyo with shallow year round water well access, walking path Alon arroyo to gorgeous white sand beach for snorkeling, swimming and fishing. Ocean view from part of the land, as well as hill and forest views.
Unique place awaiting a permaculture land steward to keep this paradise intact and make it even more amazing. Perfect place to create a retreat with horses and live in the wild while also having road access to beach and to both close by towns for pretty much everything you need.
In the 5 years I’ve been living in the area I’ve never seen such a giant property available near the beaches. In pristine condition, for a person with a vision.
I wanted to purchase this myself for creating a permaculture farm and retreat with horses together with a partner from Europe. However, some life plans on my partners behalf changed so that I’m helping  the original and only ever owner of this magical piece of land find the perfect person, so this land may be in the hands of people who care.
As far as ownership here - it’s important to understand that it is not the same ownership as in US, rather, as the “owner” you become the person with the rights of use. This right of use is transferable over generations and does not require property taxes, again, because the ownership isn’t defined in the same way. It does require community taxes at the time of sale, but it is a one-time thing. As a foreigner, you can own “the rights to use” land via a Mexican corporation. There are a few extra hoops and mind bends to get through, but in the long run so worth it.
Also, the path to citizenship isn’t too difficult or lengthy.
Very quiet area and near communities that already have yoga and permaculture traditions, so easy to plug into an existing network.
Also, there is a great need/thirst for permaculture grown produce, so a built in local market for anyone who would like to go that way.
