It is good, maybe, that is a standard hitch and not a goose-neck. This will let you pull it with many more vehicles. This will also limit the total weight that can be towed.
Weight is quickly going to become an issue, because the trailer's weight is going to have to considered for the tires, the hitch system and for the towing vehicle. The "ibeam" construction can mean a lot of different possible weights and strengths are possible.
The axle, tires, trailer jack, wiring, etc. can all be replaced, and all that must be done before the home build and with the home build in mind.
Biggest issue besides the very small size is the one axle. You want a two axle trailer for a home build if you are going to be living it full time.. Much more stable, safe to transport, and easy to maintain.
Second biggest issue is the relatively low height of the floor. The heavy weight will make clearance an issue, and you will want some room under the bed for running various utilites/storage.
Maybe buy it, and really fix it up as a utility trailer. You'd learn a lot, and then either have a really useful trailer that makes your tiny home build on a two axle trailer easier, or an easy trailer to
sell for a substantial
profit. A nice utility trailer is a great thing for a
Permie to have.
