Is this is the Ryan we know....... any particular reason to buy and not rent? There is a lot of for rent land out there that may be more suitable to your needs. We just posted in our newsletter on the land dearth in our region... As far as community in our region goes, we have been very very very very impressed with the
local foods people and movement in Salisbury and in Rowan County. That may be a good place to really dig in and look. The SEEDS Foundation NC works on this issue (land access) in that county......

The issue being out in the country in our region is that you may be smack in the middle of being surrounded by chemical spraying GMOs.
The people next door to us have a big house + 3 acres for sale... but probably more money that you want to spend, but it is organically farmed.
Try also the FB group NC VA SC farm sales. People there often have land for sale or rent.
If you are willing to look at VA, there is much more land available an hour above Winston in that region.... also check out near Pilot Mt in NC. We have also had excellent communication with people in Grayson County, VA. They are extremely supportive of people moving in, have a great network of people that support local food and environmental issues. Check out Grayson LandCare.
So, yes, there is a land dearth for farms in our region.

the We Are All Farmers
Permaculture Institute recently became donating members
of the National Young Farmers Coalition and
started the Facebook group Appalachian & Piedmont New and Young Farmers (APNY)

The goal of APNY is to support new and young farmer training, mentoring,
and land issues in particular, with a focus on NC, WV, VA, and SC along highways 77 and 81,
often a desert when it comes to organizational support mostly located in the capital areas or
wealthier areas of these 4 states. The group also welcomes people seeking new or young farmers for
their land.
