Any Land For Sale in NC? Ways to locate land for sale?

I have been looking for a place to purchase, at least 3 acres, but have been having a really hard time finding land. I have spent what must be days online looking for empty land, I had a realtor that claimed to specialize in farm land, I can't find what I'm looking for.

What I'm looking for:
-empty land at least 3 acre
-within 45 minute drive of a decent sized city in NC (Raleigh, Durham, Charlotte, Winston etc)
-no HOA, no covenants, no restrictions
-Not in a neighborhood
-Has some flat areas
-Ability to have power and high speed internet to site
-Water on site(spring stream river or pond)
-not land locked, able to access
-not next to a highway, power lines, sewage plant or the like

Honestly I can't find anything listed that isn't either really bad land or hundreds of acres for millions of dollars.

Have you looked at HUD properties? Most of them have a house or mobile home on the property, but often times it is completely depreciated down to the price of the land. So it's no big loss if you tear it down to start a new construction. At least you know all the utilities are there.

Then there's also looking for property that is being sold by the county for tax delinquency. To be able to find those, you really have to be on top of things, circling like a buzzard, so to speak, until you can swoop in and pick it up. Then you have to wait for the redemption period to pass.

I know of some land near Zebulon. I think it's within Wake County. it's an interesting area. I can't remember how many acres; I feel like it's 20ish. I work with the farmer selling it; shoot me an email and I'll connect you - coalwagon at gmail dot com.

Is this is the Ryan we know....... any particular reason to buy and not rent? There is a lot of for rent land out there that may be more suitable to your needs. We just posted in our newsletter on the land dearth in our region... As far as community in our region goes, we have been very very very very impressed with the local foods people and movement in Salisbury and in Rowan County. The issue being out in the country in our region is that you may be smack in the middle of being surrounded by chemical spraying GMOs.

The people next door to us have a big house + 3 acres for sale... but probably more money that you want to spend, but it is organically farmed.

Try also the FB group NC VA SC farm sales. People there often have land for sale or rent.

If you are willing to look at VA, there is much more land available an hour above Winston in that region.... also check out near Pilot Mt in NC. We have also had excellent communication with people in Grayson County, VA. They are extremely supportive of people moving in, have a great network of people that support local food and environmental issues. Check out Grayson LandCare.

So, yes, there is a land dearth for farms in our region.
Along with donating time and proceeds to local sites in need,
the We Are All Farmers Permaculture Institute recently became donating members
of the National Young Farmers Coalition and
started the Facebook group Appalachian & Piedmont New and Young Farmers (APNY)

The goal of APNY is to support new and young farmer training, mentoring,
and land issues in particular, with a focus on NC, WV, VA, and SC along highways 77 and 81,
often a desert when it comes to organizational support mostly located in the capital areas or
wealthier areas of these 4 states. The group also welcomes people seeking new or young farmers for
their land.

I like using landwatch you can filter by size, price and location. They normally have a address so I can google map it and also use mytopo to see springs/pond and elevation data.
