7 + acre chemical-free, beyond organic homestead in the making. 3.04 acres fully fenced with 4' no-climb woven horse wire. Finish 3 more sides and the entire property will be fenced. Creek, pond, hardwoods, natives, small orchard, tree guilds, perennials, medicinals, small greenhouse, new barn, beautiful home, and HUGE metal workshop.

House is 1,304 sq. ft. 3 bed / 2 bath rancher built in 1999 with updates made in 2010. Non-smoking. Features a great room; spacious eat-in kitchen with updated cabinets, stainless French Door refrigerator, stainless glass-top stove, hammered copper sink, dishwasher and microwave; and a large master with walk-in closet and separate master bath. Garden / play area: Fully fenced; small blueberry patch, comfrey patch, 10 yr old grapevines, Egyptian Walking Onions, figs, lots of fenceline for trellising. Deep mulch and TONS of earthworms. Some raised beds, many keyhole beds - redesign to suit your gardening needs. Play area on the opposite side of garden with large sandbox under a gorgeous black maple tree.

Small orchard with apple and pear trees; guilds complete with medicinal herbs, asparagus, strawberries, comfrey, elecampane, artichoke, and native trees / shrubs. Beginnings of a food forest with hop vines, elderberries, mulberry trees, pecans and walnuts.

Native grasses seeded for 2 years along with alfalfa, red clover and orchardgrass in the sloped pastures; opportunistic plants (poison ivy, bush honeysuckle and Chinese privet) cleared by goats for 3 years - making way for silvoculture and some silvipasture beginning to take hold. Native shrubs added in these areas: hazelnut, witch hazel, silky leaf dogwood, beautyberry, lupine, etc.

A few choice pond sites.

Land slopes down from the house out back through pine and cedar to a wet-weather creek, with hardwoods standing on the slope at the backside. 3 newly planted paw-paws here, along with some native flowering shrubs and pollinator-friendly bulbs. Native woodland flora (trillium, goldenseal, ferns, etc.) near water. A family of Barred Owls call these woods home and you can see them daily in the winter months perched in their favorite trees.

The 4 acres that are not fenced have property mirroring the topography of the 3 fenced acres. More trees, some hardwoods, the year-round pond is here (may be spring-fed, is never dry) and more creek.

The pond is home to many frogs, salamanders, and Bryozoans (these are invertebrates that indicate healthy water quality). It's often visited by deer and other native wildlife. Our kids LOVE catching tadpoles and exploring the riparian edges - what a great place to learn and explore!! It is bordered by tall beeches and other hardwoods on the south bank, and thicker, water-loving plants on the other banks.

This side of the property would benefit from further silvipasture practices. The goats started clearing on this side, but were not at it for long. We used a forestry mulcher to clear some 5-10 year old trees / brush in 2017 - this part was seeded with native grasses, alfalfa, red clover and orchardgrass. There's an old run-in shed (sturdy, but would need a new metal roof to be used). City easement for high wires. The top of the property is level, it has an 8 breaker electrical service with GFCI outlet and city water hookup (1” PEX run underground from the city main hookup). Small off-grid septic installed. Could be a tiny home site, or a place to park a camper.

Our livestock (horse, goats, fowl) were intensively managed and rotated in electric fences regularly to help build soil, spread grass seed, and prevent erosion.

In our opinion, it is IDEAL to produce forested hogs to develop silvipasture and meat; chickens for eggs / meat; goats for fiber / milk; and small cows would be welcome additions --- all intensively managed and rotated. Adding swales and more fruit trees and building more ponds to retain water, stock with fish, and create more ecological diversity will finish this space out well.

Other details:

-Currently the 3 acres with the house (6516 Pine Grove Road) and the 4 acre tract (6510 Pine Grove Road) are two separate properties joined by a fenceline. We are in the process of combining these to a single deed and we will update as soon as it is complete. WE WILL ONLY SELL AS A 7+ ACRE PROPERTY, NO DIVISIONS.

-Our tractor is for sale, too: 2013 Kioti CK30 with a front loader, brush mower, and box blade (240 hours, HST, 4x4, and locking rear diff). If you're interested in it, let us know, maybe we can add it to the price of the house. $13,000.

-One amazing barn cat will stay here. She is an excellent mouser, quite snuggly, and is very loving. We don't have the heart to remove her from this perfect place.

-Four hens and an old coop will stay with the house. They are 2 year old hens, but they're still laying and are quite happy.

-If you've got kids and would like the swings, trampoline, and sandbox to stay - they are yours.

-We may need up to 60 days to pack up and move out. This is NOT your typical 30 day closing situation. We are living here and keeping it up until the new perfect owners come along, so when you're approved to buy we will finish packing.

This is exactly what I am looking for. I a naturopathic doctor and live in Phoenix Arizona. I have flexibility with moving dates. I am looking for a nice small organic farm. I would love to chat more and come see the land if possible
