Hi Everyone, my family and I have been searching for a small piece of land to make our own in the Bitterroot Valley of Montana. We are moving to the area to be near family after having a baby. Land prices are obviously high right now, but we are wondering if anyone might have suggestions for alternative places to search other than zillow or the MLS. Or maybe you own a large parcel and need some money and are willing to slice us off a small chunk!

Our dream property (we know, maybe not realistic):
-Within 10ish minutes of the highway
- Some trees on the land (I would like to use some for building)
-1 to 4 acres

Bonuses: Electric and/or well already on site. Creek frontage.

We are able to put down 40k in cash. If you are able to owner finance the remainder we would be happy to work with you. Our budget ceiling is 80k.
