Hello permies,
Full disclosure first: I'm a retired engineer living in Panama, and I'm helping a friend sell her property in El Valle. I'll earn a commission if it sells. I'm posting here because I think the right next steward for this land is someone from this community.
THE LAND
El Valle is a small mountain town inside the crater of an ancient volcano, about 1.5 hours west of Panama City, at roughly 600 meters (2,000 ft). The climate is fresh and spring-like year-round, the soil is volcanic, and water is plentiful.
The property is almost 4 hectares (about 10 acres), in 7 separately titled parcels, on a hillside overlooking the whole valley.
WATER
• A stream that runs all 12 months
• A 160-ft well with pumps
• Storage tanks of 2,500 and 5,000 gallons
FOREST AND GROWING SPACE
• A section of primary forest (more than 80% untouched), reached by a steel suspension bridge. Steep in places, which has kept it wild.
• Established gardens and fruit trees around the houses
• Open areas ready for food forest, orchards and kitchen gardens
BUILDINGS AND INFRASTRUCTURE
• Main house: 4 bedrooms, stone fireplace
• Guest house with 3 bedrooms, caretaker's house
• Open-air bohío with kitchen bar and bathroom
• Backup generator, internal road, perimeter fence, internet
POTENTIAL
It would suit a family homestead, a small group wanting to share land, or a retreat or teaching center. Any community or development plan would need a zoning and legal review first; I don't want to promise permits I haven't confirmed.

Foreigners can own titled land in Panama, and a purchase of this size may qualify the buyer for permanent residency (worth confirming with an immigration lawyer). Owner financing is available.
