Hello everyone,

I have 39 heavily wooded acres for sale in the 50K range in the small town of McNab, AR. Here is the address: 3391 Hwy 355 S Fulton, AR 71838

This was originally a 49 acre plot. Now a 10 acre portion where the house sits is owned by my friend Heith who is also a permaculture enthusiast. The remaining 39 acres have 1 wet and 1 dry creek bed plus a large pond within the woods. Most trees are the hardwood type with patches of pinewoods throughout. The soil survey revealed a rating of "optimal farmland" for quality and fertility.

Cash or conventional loan are both accepted.

More information about the plot:

It is a 30-35 minute drive to Texarkana, TX/AR which has a population of 67592 at the time of this writing. Hope, AR (population 9790) is 20 minutes east of the property. Milwood lake is also just a 20 minute drive from the property. There is some 100 year flood plain but the majority of the property is not in flood plain. None of the property that touches HWY 355 is in flood pain. There is plenty of space to build. Currently the property is zoned as agriculture. The 2017 land tax for the original 49 acre property was $165 for the year. There are no liens on the property. A clean title is guaranteed after full survey is completed.
