Hi! My partner and I are currently selling a piece of land in Wales, not far from Swansea so really accessible by the M4. It's a beautiful place close to the Brecon Beacons and has so many advantages for a large permaculture project (we originally intended to use it for this purpose, but it's a bit too far from home for us). I recently found out from a local that an off grid community lived on the land a while back. It has year round spring water on the property, which we've tested in a lab and confirmed that it is drinkable. It also sits in it's own little microclimate with higher temperatures than the surrounding areas and huge amounts of sunlight. It's perfect for a solar setup, or could even have a hydroelectric setup due to the flow of water. It has some outbuildings, several of which could be converted into great living accommodation and is super private.

- Approximately 48 acre parcel of land with unique characteristics sitting close to Brecon Beacons
- South facing slope with some natural terracing, large areas gently sloping
- Fantastic valley views
- Accessible by tarmacked road, gated for privacy
- Largely enclosed by stone walls along the perimeter
- 7-8 acres of fenced pasture land currently used for rough grazing sheep
- Variety of grazing plants throughout, including heather, grasses, bilberries, wild strawberries and blackberries
- 7-8 acres of woodland containing many species including willow, pine, oak, birch, hawthorn, cherry
- Many self-seeded trees throughout the property
- Year-round flowing, drinkable spring water accessed from multiple points on the land, usable as livestock water supply, potential for hydroelectric power
- Previous coal mine with coal deposits still available
- Mains electricity, mains drainage (Services not tested)
- 5 outbuildings
- Good 4G internet data reception and mobile phone service
- Sitting in it's own microclimate with higher temperatures and intense sun, perfect for solar power
- No development covenants
- All rights included
- No public footpaths, very private
- Very close to local village and amenities including supermarkets
- Great potential for off-gridders, subject to permissions obtained

The property goes up for auction in a few weeks, but you can see it here: https://www.auctionhouse.co.uk/wales/auction/lot/114842
