Looking for land/house with land in Erie County PA (NW PA)

I'm in the market for some property in NW PA around the Erie County area. If you see something that is a few acres or more, priced below $25000 - please let me know. I appreciate any help in this effort. Additionally if anyone in this area wants to make some sort of arrangement I'm looking for as much acreage as I can get really, please send me a message on here and we can talk. Thanks.

I know of 2.5 acres plus house in Masury, OH owner is willing to consider a land trust or rental agreement also.

I have 10-15 acres that a perfect for a permaculture farm and own the balace of 40+ acres. I have a web site www.senecacountryland.com go to the site and click on Seneca Farms
and one link is to an aerial overlaid on a survey. I own lots 5 and 9 and want to sell someone with experience their own 10-15 acres and possibly lease them all or part of the 40 acre parcel.
