Perfect climate at 1000 masl. average temps between 18 and 25 centigrade (64-77 F)
Year round river.
Delicious spring water gravity fed from up the mountain.
5 acres of producing, lucrative passion fruit vines.
15 Jersey cattle.
Hundreds of fruit trees, lemons, oranges, mandarins, mangoes, guanabana, coconuts, avocado, apple (Fuji) dragon fruit cacti, grapefruit, cashew, mulberry trees, papaya,.. my brain is starting to hurt,... water apple, caimito, cacao, fig, breadfruit, sapote, mamay,... things you have never heard of unless you have spent time in Central America...
We did a decade here, developing the farm, building a 450 square metre hacienda open style house, with a guest house near completion and bought a smaller homestead in Nova Scotia to be closer to our daughters and grandparents. We tried to keep this one going  but it is too hard with all the travelling and seperation from my family so with a sad heart, we have put it up for sale.
$450 000 asking price, ... way below cost to replicate.
We have proper clean title and are 12 km from a small town with bank, gas, hardware, all the amenities and 40 minutes from a large town with everything including a great private hospital.

Contact me if you would like more info!

PS we have 4 full time workers for the farm production at a cost of $200/week for all 4. And they are well paid by local standards.
Passion fruit brings in around 25/30 k US annually.

Hey Frank,
My name is Eric Niehe and I came across your listing for your beautiful farm. You've done so much to it, I'm sure it is bitter sweet to leave.
My partner and I recently had our first son, moved north from vancouver to an off grid homestead to give our son a great start in life, but are looking to relocate somewhere south. Your listing really caught our eye because of how established and well upgraded it is. I have visited Nicaragua and travelled extensively in central and SA.

We are wondering if you would possibly consider a vendor financing/buyback option or are you requiring payment up front. We have a decent down payment and income, but our credit was dragged through the mud during covid and has yet to bounce back so we wont be approved for a mortgage.

Thank you for your time and consideration.
warm regards
-Eric

PS our 15 month old son's favourite fruit is passionfruit!
