Hi everyone,

I'm offering a property for sale in Yuper, a small village in northern Bulgaria, not far from the Romanian border and the Danube River.

This is a 100 m² rural house with a garage, a shed, and a stone basement, sitting on 1,774 m² of land. It's located on a hill above the village, with a wide view over the surrounding countryside. Very quiet area, low population density, good sun exposure, and fertile, nutrient-rich soil – ideal for permaculture or self-sufficiency.

🔧 Key features:
Approx. 100 m² house

Land size: 1,774 m²

Garage and shed for tools, wood, animals, or storage

Stone basement – excellent for storing food, preserving harvest, or wine

Connected to the electric grid

Municipal water, plus private well on site

South-facing slope, great for gardening and solar energy

Rural setting, few neighbors, peaceful and quiet

🏚 The house does require renovation, including updates to interior finishes and utilities. That said, the structure is solid and provides a good base to develop into a self-sufficient homestead or off-grid retreat.

⚡ This region of Bulgaria offers a high degree of personal and infrastructural freedom. For example, you can install solar panels and store your own energy without being forced to feed it back into the grid – a rare legal freedom in most of Europe. It's a great area for people who value autonomy, land productivity, and a slower, more intentional lifestyle.

💰 The price is low and still open to negotiation, considering the needed repairs. I'm happy to discuss it with anyone seriously interested.

📸 I can provide photos and a video walkthrough upon request.

Happy to answer any questions.

Cheers!
