Our 20 acre plot in central Missouri is a mix of open and wooded land. A 5-acre lake sits at the center. Potential for vegetable farming, orchard production, sustainable lumber/cedar mulch production, permaculture demonstration site, etc. Open to ideas. We don't currently live there but will be building soon. Would consider a rental agreement at that time. In the meantime someone could rent nearby and run a CSA on the land. Or clear and sell cedar to local mills. Or install swales, rotational grazing, perennial plants and set up a permaculture classroom. Lots of options.

Pros:
15 minutes to downtown Columbia (120,000-person college town w/thriving restaurant scene, farmer's markets, etc.)
Owner active in local food scene
Shipping container for storage
Tools: all basic gardening tools, A-frame level, hoses, landscaping fabric, etc.
Tractor w/loader
Tractor implements: tiller, aerator, snow plow, wood chipper (up to 6")
Water (three hydrants located around property)
Stocked lake with kayaks, paddleboard, etc.
Five irrigated, 60' garden beds on contour

Cons:
Currently no fencing
Covenants restrict us to four large animals
Limited to ten chickens or ducks
No electric on site
No gas on site
