Avocado tree problems

I have a few problems. One I'm not sure what kind of avocado tree I have. Is it a Hass or a Pinkerton? Next I've been picking about 2 or 3 for about 5 months trying to see if they are ready. But they continue to be rubbery. My last problem is the brown tipped leaves. Most of the tree has them.

Can anyone help?
