I'm wondering if there is anyone who makes a living helping permies find suitable land. I need advice to make sure I'm not purchasing a disaster. I'd like to find somebody knowledgeable about the legal issues, soil health, ecology, future or possible development, large scale micro-climates, and potential uses.

Please don't forget about water issues.
Colorado has some of the most restricted water use laws in the country.
Make certain that whoever you get is well versed on state/county water policies.

Water can be a make, or break factor on land purchases in CO.
