Very interested in your process and how well  you are documenting everything. In my training, we would do an under painting of a (usually) neutral color and then sometimes do a “grisee” layer to put in all the darks. Then color.
Also never use linseed oil, but Galkyd to thin paints and Gamsol to clean brushes and also to thin paints. Supposedly those dry more quickly but I’ve never used anything else so I’ve nothing to compare it to.
I was also taught to avoid using pure black but instead “make” black by mixing dark colors, using colors from your composition. Maybe add black to that if you can’t get it dark enough. Also to add tiny bits of color to white and save pure white for  bits of brightest highlights.
But you look like you know what you’re doing and what you want to achieve, so ignore these suggestions as you’ve got a really nice painting.

If she is in pain, that may be the reason she is not sleeping. But, I have had issues with sleeping my whole life and recently I have found a book to be of help. It's called "The Power of When" by Michael Breus.  He states that there are different "chronotypes" meaning the how your biological clock works.  I am a "dolphin" as it turns out.  If you don't want to buy the book or if your library doesn't have it, there is a lot of information (you can find your chronotype by taking a quiz and recommendations for it) on this website:   https://thepowerofwhen.com
By following his recommendations for my chronotype I am sleeping uninterrupted for the first time in years.  I don't sleep 8 hours, but then, as a "dolphin" I'm not wired to do that.

Hi Paul and Shawn,
I am reading your book and thank you for so much helpful information. Being a native plant devotee however, I do want to encourage you to give native plants more consideration.  They support for pollinators and we need those guys. I'm not a native or nothing person, but we do need to include natives in our designs. Thanking for your hard work.

Honestly, I would like to sell it. But that doesn't seem to be happening.  As far as restrictions...I think only restricted in terms of building.

Perhaps the wisdom of permies will help me. Several years ago my husband and I made a mistake. We purchased 6 acres in a gated community where all the lots are the size of ours or larger. It is mostly wooded and on a slope. It is about 45 minutes away from the city where we live.  We thought we'd build a house there. I thought it would be a weekend cottage and my husband thought we'd build a house to move there in retirement, which is a 2-3 years away for us. The reality we now know is that we can't afford (without incurring a mortgage) a weekend cottage nor do we now want to live there. We put it up for sale and in 1 year, 1 person looked at it.  There are many similar lots for sale in the same and other area developments. I contacted another realtor about listing it and so far he hasn't returned my call.  
This community requires your home to be approved by a committee and it must be at least 1200 square feet.
Our financial situation is good; our home and this property are both paid off.  The expenses for this property are $75 per quarter in homeowners association fees and property taxes of $350 per year.  So basically this property is sitting there.  Any suggestions?
