I'm trying to help my elderly friend find the right person for her dreamy property in Southern Colorado.  Her place is very special... a former trout hatchery, zoned commercial with a store front, a large campground, and some incredible ponds right on the river.  In just a few hours of birding, I documented over 25 migratory bird species in the summer, and we have nesting Ravens, Great Horned Owls, Sparrows, Swallows, and Red Tails here, among others.  This land had donkeys and alpacas on it for years and has a ton of composted manure, so many moist micro climates, and huge old trees.  It could be an incredible permaculture paradise, and could make a great tiny house village.  I'm broke as a joke, but want see this place preserved and not turned into condos.  Please check it out and share...   https://www.zillow.com/homedetails/16081-Us-Highway-50-Coaldale-CO-81222/2063422259_zpid/
