Also, West Virginia has one of the best cottage food laws in the country - the law exempts home cooks from government regulation, including permits, inspections, or prohibitions except for pickles. Weird, huh/
Property taxes are low. I get extra low since I'm a senior with the Homestead Act. Homeowners insurance is cheap as well as motor vehicle insurance & registration fees.
I've been looking into an electric co-op since AEP went around putting Smart Meters on people's houses without permission. Fortunately, I knew what they were doing & opted out. I lived in a town in Washington that had an electric co-op and the rates were a lot lower, we never had power outages 35 mi. from the Canadian border with lots of snow and we knew our linemen, local guys.
Another project - the "powers that were" were talking about putting in a sewer system which would be an enormous waste of money for such a spread out rural community plus all they know is pollution - so I sent them info on the Arcata Marsh in California where I lived. You can check it out on youtube. It is so beautiful - a bird refuge & town park that recycles the town's waste water in an amazing way. They fought a long & hard battle but finally won, created their dream and are now world famous.
We usually have plenty of rain to fill the aquifers but last year we had a little drought & my garden didn't do very well.
Some parcels of land still have free gas. Fortunately, the oil & gas companies moved out of our area years ago but you can get gas to your dwelling in a lot of places that you pay for.
I live in a hemlock forest - they are so magical - when we have high winds, they protect us and they are also fire resistant.
When Manchin was governor, he wanted to change our motto from Wild & Wonderful to "Open for Business" - yikes. People flipped out and it never happened
