Because of some life circumstances I am selling my property in Kyle Texas. This is a great 15+ acres of fertile farmland with unlimited potential. Development has just begin to ramp up in this area in the last few years. Short 20 minute drive into Austin going I-35 or 183. It will soon be even more accessable once 45 has been completed.

Property is set back from the road with privacy and distance from neighbors on all sides. There are a few really great home sites with electric, water, and cable all ready to go. There is also a 150 gallon propane tank and a septic system with the mobile home. Single wide is in decent shape but in need of some upkeep. Rehab it or sell it and put a new home in that spot. Offset your costs by renting out RV hook-ups, or the single wide. Lots of mature trees all along ridge line. Lower part of the property is where the bee hives are and is a natural meadow. Property leads back to a private pond surrounded by more trees.

The land is agriculturally exempt for the fruit orchard and honey bees on the property. It could also be converted for other agricultural use. Currently there are about 50 maturing fruit trees, most of which were planted 3+ years ago. Fruit trees include peaches, pears, apple, plum, apricot, pomegranate, fig, jujube, and pecan. Fruit orchard is planted in the permaculture food forest style with berms and swales. All fruit tree varieties were picked for their adaptability and low chill hour requirements. There is a dry creek that runs through the property with a big stock pond in the back of the property.

There is also a tractor and a lot of attachments that are to be some separately from the sale of the land. Beekeeping equipment will also be offered for sale.

The property isn't incorporated into the ETJ of Kyle so there are no building restrictions. That means you can build with alternative building methods with none of the problems you'd run into in the city.
