200 acres off-grid in northern Wisconsin — infrastructure done, no cabin, ready for you

I spent 5 years designing and building the infrastructure on 200 acres in Price County, Wisconsin (Brantwood, Town of Emery). The property just came out of a 25-year Closed MFL contract — it’s fully unrestricted and buildable now.

There’s no cabin. No house. That’s intentional — I built the foundation for someone to create exactly the homestead they want without inheriting someone else’s floor plan.

Here’s what I put in place:

Power — 100% off-grid, professionally installed by Bay Electric (commercial electrical contractor since 1992)

10.8 kW solar array on MT Solar pole mounts
72 kWh usable battery storage (24 SimpliPhi LFP)
32 kW of OutBack Radian inverters active, with another 32 kW already installed and waiting
OutBack Mate3 controller with remote monitoring
Kohler 48 kW propane generator with auto-start and remote access
Everything lives in a climate-controlled, sound-partitioned shipping container powerhouse

I designed the solar field layout myself using Bay Electric’s engineering constraints — 200-foot DC transmission limit, 35-foot row spacing for shading prevention. There are 4 open pole positions ready for expansion, 24 additional panels in storage, and the electronics are already installed. Double the array for about $5K-$10K in poles and conduit.

The nearest grid power is roughly 20 miles from the nearest rural substation. The grid out here is unreliable. This system exists because it had to.

Water

Professionally drilled well by Komarek & Sons (Ogema, WI). Soft-start pump to protect the solar system. Pressure tank in a purpose-built well house. Water trenched to 3 frost-proof hydrants up to 300 feet out. The water is soft, clean, and the best I’ve ever tasted.

Access

1,200-foot gravel driveway — 2.5 feet of pit run base, #7 geotextile road fabric, 4-6 inches finishing gravel. Rated for a 30,000 lb motorhome. WI DOT highway permit. Property is completely invisible from County Road D.

You can move in with a camper today

Two RV pedestals — each with 50A, 30A, and 20A power plus a water hydrant. Main site is within 100 feet of a 1,000-gallon propane tank. Starlink has been deployed and verified at this location. Pull in, plug in, turn on the water, and start building your cabin.

The land

200 acres total. 105 acres of young-growth woods (clear-cut about 15 years ago, healthy regrowth — good future timber). 91 acres of wetland and wildlife habitat. 4-acre improved site with the solar field, powerhouse, well, and RV basecamp.

Zoning is Residential and Agriculture. No HOA. No restrictions. No neighbors you can see.

Why I’m selling

Life changed. I’m moving on. I want this property in the hands of someone who understands what’s here and will finish what I started.

Nice. That driveway sounds very expensive, knowing what I put into one built from clay and pit-run! This looks like a really great start for someone.
