Virus on Neighbouring Tree Leaves - What to do?

Hi all,

The tree which leans over onto my property has been dropping leaves onto my yard, and a few have these spots which I think indicate a virus. It is about 10% as a ballpark figure.

Is this a big problem? The word "virus" is a bit scary.
