Considering buying 42 Acres in Northeast Arizona

I am still learning all there is to know about Permaculture, so I want to ask some of you who know more about the Area, if this is a good location?

The land is located in Apache County near Saint Johns, AZ. Soil Type was said to be a "soft clay". Well Water depth within neighboring properties range between 200 feet - 500 feet (this is the Depth of the Well's, not the water elevation).

There are no trees on the property that I can tell (would have to plant some). The property is has a railroad line to the North Border of the property, that has 2 trains going by each day. Would planting a Wall of Trees at that border help with noise from the trains? As well as an Electric Company on State Land some ways off.

I am still looking into Building Code Restrictions, so if anyone has any knowledge of this, please let me know!

I have been told that well water can be brackish and maybe a little radioactive (uranium mining) but I have no first hand knowledge.

Forget growing anything in that soil without giving it serious help. I have no idea how those junipers are growing to the east of you.

I have a place about seven miles west of you and my point is that you have to rethink everything out here.

I make another trip out there this week and I'm bringing 22% white shade cloth for the greenhouse and a big piece of 20 mil pond liner for the fish pond/rain catchment pit.

I will also cough it up for three rolls of barbed wire and some more t-posts. I have not seen cows around my place for 16 months and I'm interested to see what seeded last summer. I will fence off ten acres.
