Hello. Let me say at first how happy I was when I first found this forum. It’s so good to know that there are so many people in the world with similar dreams and who have a place to share their thoughts and ideas.
My wife and I have been reading the posts on this forum for quite sometime, but this is our first (or maybe second) posting.
We are originally from Toronto, but have been living in Asia for the last few years where we work and save money for our dream. 4 years ago my wife and I bought a land about 50km from Sault Ste. Marie, ON in Macdonald, Meredith and Aberdeen Additional township with a purpose of eventually moving there, building a house and staring a small self-sufficient farm / homestead. Recently, when going through the land papers, however, we have noticed a small line that says LAND TYPE: RECREATIONAL that made us a bit worried. We never thought about it before and simply assumed that the land is located in an agricultural zone because the properties around it are farms.
What does exactly RECREATIONAL mean?
Can we build a year round house on it?
Can we have animals on the property?
And if not, can the zoning be changed?
If there is anyone out there who can share any information on this matter we will greatly appreciate.

According to thie explanation -
"Zoning - Most recreational properties will be municipally zoned as Seasonal Residential. If it is your intention to use the property now or in the future as a retirement home, you should check about the possibility and expense of having the property rezoned to allow permanent occupancy"
our property may be zoned as Seasonal Residential which is not good. However, is it possible if all other properties around have all year houses on them and many are actual farms?

Often one may discover that it all depends how anal the compliance officers are..
I looked at a lot of land in that area a few years back. Many clear cut forests were sold as recreational. I think the theory was that since it would be 75 years wait until the next timber harvest, recreational as in hunting and fishing, would be the most likely uses.
We looked at good, bad and ugly. Some parcels were in the $15 per acre range. The most expensive was over $200 per acre.
