Looking to purchase land near London, ON

Hi we are a couple looking to purchase land a max. of 45mins from London, ON. We need at least 3 acres but would like more if possible. The land must be zoned or easily zoned to keep small livestock and build a small home. The farther away from neighbors and more private the better as we have 2 large dogs who bark when playing out doors and very noisy geese so we do not want to upset neighbors. Must have at least 1 acre clear for growing a garden and fruit trees. Looking for something under $60,000 if possible, (the cheaper the better as we need as much as possible from selling our house to pay to build a new one) willing to pay more if there is already a well or barn or such.

If you are still looking for land in SW Ontario we might have a workable compromise, right now we are looking for a house sitter for two weeks over Christmas on or thirteen acre Organic Permaculture farm. there are some critters to care for. but also we are looking into the distance and thinking of retirement and it seems none of our children are interested in taking over the operation. Thus we would love to arrange some kind of succession to learned Permies to carry on our vision. contact me as soon as possible and we'll talk.
