How do we find people for intentional community?

We have almost an acre and lots of progress as well as plans.  We are still chained to our day jobs to support this dreamy life.  What we'd love is someone to live in their own tiny home / RV at the back of the property who is respectful of us as the decision-makers, pays their rent on time (and in full), is tech and video savvy to create the youtube content for our farm journey, and help out with projects.  In a world where so many are "giving up the rat race and wanting to have connection with the land" why is this person so difficult to find?

If said person is creating your youtube content,  working on projects or improvements, and  safeguarding the property - then why is there any rent due? (Respectfully)

Do you have a specific amount of rent in mind and what are your expectations as far as hours of labor?

It is very important you find someone who is willing to respect your wishes but also to be open to new ideas in their areas of expertise.

Is your property near the coast? If not, what other points of interest in your area, and does your zoning allow for someone living in a camper? Are there any utilities in place or is it completely off-grid? Is there a local farmers market?
