prime remote property for sale - northern california

i have lived on and loved my 269 acres for 30+ years and am now wanting to downsize my life, so am ready to sell. it is a huge decision and i feel it is important to turn my place over to people who will love and nurture it. there are two parcels: one is 109 acres with two houses, outbuildings, a huge meadow fenced for horses, old orchard trees, gravity fed spring water + two other springs, great view from the deck of the main house, and no human noise. lots of wildlife (i'm seeking people who do not hunt) ... the other parcel is 160 acres with no development, but some nice landings and water available, and the top of that parcel is stunning. ... this kind of property is not often available, and i want to take care in how and to whom i release it. it would be wonderful for a group, or several families who are of like mind in caring for and developing this place. please contact me if you, or someone you know might be interested.

Thanks for posting about your land, i think its awesome that you are trying to find the right people to pass it along to. A few of us are planning on starting a homestead, so Ive just been dreamily looking around for land. Its still in the planning stages, and we dont really have the money for a down payment yet, but Ive been on the lookout anyway. Im not sure how far out of a town or city we'd want to be. Just out of curiosity, how far away from a town or community is the land? What kinds of things have you done on the land (gardens, fruit trees, kept it as wildlife habitat, etc?) It sounds beautiful. Wow, how awesome it would be to have so many acres! I hope when the time is right, we can find someone like you to buy from; who wants to entrust their land to good people who will take care of it. you are so kind to make this post. my property is 18 miles from Weaverville CA, the county seat of Trinity County, and 11 miles from Douglas City where there is a p. o. and a very good grade school. tho it's a 40 min drive to Wville I have loved it. good transition time and lots of wildlife, seasons changing, etc. I too wish you the best in finding land to fall in love with. it is a blessed lifestyle.

I just spent a week searching Mendocino, Humboldt, Trinity and Lake Counties for rural mountain acreage. Favorite area is definitely near Weaverville and up around Burnt Ranch and Mad River.

3 of us are looking to build a small little homestead in the area, 2 small houses and a large garden with some egg layers. We are looking for 10+ acres, flat to gently sloping in a good portion of it. Slightly wooded would be nice and access to a spring or able to drill a well. No more than 1 hour from basic supplies. Off-grid with no utility easements to get in the way and percable.

If the parcel is bare we will need owner financing with a down payment, if the land has houses we are qualified for mortgage.

Jil, if you are going to make a sales pitch of a property then I would recommend a courtesy of candor by stating a sticker price.

Almost feels like a bait and switch without the straight forwardness because if I was making a sales pitch for land I would look to advertise on a site like this since I would more likely earn a premium where I encounter people who place more value on land than conventional customers.
