I live in TN and we are buying property later this year. For the last year or so I've been researching cob as a dwelling but this isn't what we landed on for a home.

If I build a Cobb structure as an art studio does it still follow residential building codes, even though I won't be living in it? Should I still get inspectors out to look at it? I've been doing research but haven't had experience with Cob myself.

Bia, welcome to the forum!

To me, this is going to be largely dependent on the requirements for your county or city.

Some counties/cities do not require permits for structures under a certain square foot.

My suggestion would be to call the permit inspector and ask.
