Permaculture potential! 80 acre farm in Florence, Colorado W/ Warm water artesian wells!

There is so much potential on this property if the right person comes in and puts some work into it. It is truly a diamond in the rough!

There are two warm water (80°F) artesian wells @ 1,500 Feet deep each. One is 20GPM and the other is 35GPM. They free flow into two catch ponds which at one point were full but are now choked with cattails. The property is well over 100 years old with the wells being drilled somewhere in 1900-1910. They were looking for oil but hit water instead so the wells are to oil well specs in terms of casing, diameter, etc. There are only a handful of these wells in the area making them a very rare and unique resource! In addition to the wells, a previous owner had water rights from an irrigation ditch (not sure if those are still available).

The 80 acres is fully fenced with a really good condition barbed wire fence and is cross fenced into three areas. 10 acres around the house and ponds, and two 35 acre pastures. The cross fencing is old and could use some work. It is a relatively flat property dominated by fourwing saltbush and rabbitbrush. A half acre has been cleared for gardens and straw bale raised beds have been put in and another half acre adjacent to the garden area is being cleared for more garden space as well. It is located on a paved road for easy access in all weather but is relatively private. Only a few miles from Florence, CO.

The home is a 1964 ranch style home @ 1,500 SQ FT with a 1,500 SQ FT unfinished but wired and framed basement. It is three bedrooms and one bathroom with a large kitchen and wood burning stove. The home needs some work but is not far off from being liveable. It has great bones. Oak hardwood floors throughout. Linoleum in the kitchen. The kitchen was built on a much older foundation so it has sunk a little. It wouldn't be to hard to Jack the kitchen up and repair it. The bathroom is missing a bathtub and some flooring. Bedrooms are in great condition! The basement is framed for an additional two bedrooms, one bathroom, and a family room. There is a gas furnace upstairs and an old coal burning furnace in the basement.

We are asking $650,000 for it at this time but we will look at offers as well. Feel free to reach out with any questions!

Jake, is this farm still available?  The listings on the real estate sites don't look active, just checking if it is FSBO..

Hey Garrett! It is still available. Our listing agreement with the realtor just expired the other day but we will be renewing it soon.
