I'm calling it and moving back into town! I had been trying to build a small farm/business here, but I could never hack it solo.

So, for sale: 2 lots in Truchas, New Mexico, equaling 8.8 acres, on an irrigation ditch called an acequia. (Water rights are crucial in NM, and this place has them.) The house is about 1,400 sq. ft., 2 bed 1.5 bath, and admittedly in rough shape. I'd have to sell as-is, because you will have to fix just about everything. That being said, the elevation here is 8,100 ft. and the home is made of adobe (authentic mud brick,) which means if you close the doors and windows, it'll stay a balmy 68-75 even without A/C. The air temperature has never even been 100 degrees in Truchas! The closest town to buy groceries is 35 minutes away, and the closest small city is Santa Fe, just under an hour. There are lots of high-paying jobs in Los Alamos, also just under an hour away, if someone in the family needs a "real job."

Hear me: the views of craggy snow-capped peaks and mountains on 3 sides are out of this world, and the property has ALL the potential. I considered making it a wedding venue, because there's a lot of demand and little supply here, but it could also host a few shepherd's huts you if you want to start AirBnB. Honestly I just hope someone wants to grow it into the permaculture farm I never could. Importantly: Northern New Mexico is not the wasteland you think it is! It's much more like Southern Colorado than Southern New Mexico---high elevation, old Spanish culture, deciduous trees... It's absolute paradise, I think, having come from the Devil's taint I mean humid Midwest.

To top it off, I have a herd of about 60 goats and run a Goats On The Go (targeted grazing business.) We could make it a package deal, if you want the business too. The herd is all Spanish goats with excellent genetics. I even have some "blue" goats, and a few could be registered if you want. They're rugged, hardy animals. I never have to de-worm them, and I don't even have a barn. They sleep and even give birth under the trees. (About 2/3 of this property is woods.) The average number of babies the does have is 2, followed by 3, followed by 1. If you want to run a goatscaping business, we can make it a package deal with all the stock tanks, portable electric fencing, website, etc. etc. etc.

If you think you can't afford this, think again. Look into USDA rural mortgages. That's how I got this place with literally no down payment. The livestock is the only thing you'd really have to have capital for, somewhere between $16 and $18k. We'd have to get a home appraisal, but my guess is around $400k for everything, or $383k without the goats. My mortgage is around $1,350 a month. But we'll price it fair. I'm not looking to rip anyone off. I want to see you and the herd thrive, while I do the same in town! I'd be happy to come back and volunteer if someone really can get a farm off the ground!

Hope this just made you dream of starting a new life... I certainly have never looked back 17 years after cherry-picking Northern New Mexico as a place to build a life! My loss (trying to do this solo) is your gain! Thanks all~
