Leasing Pasture

I'm looking at expanding my pastures. I'd like to lease neighboring land.

I've never leased pasture before.

I'm not planning on pasturing a cattle herd. I want to run chicken tractors and possibly turkeys. This means that I can't base the cost per head.

Any ideas?

I assume you pay a monthly fee for the months you use. Is this correct?

Local practices vary a great deal and usually everything is negotiable, so whatever you and the landowner can agree on. Around here it can be anything from free to $20/acre/year + fence maintenance, etc. Also, I assume the land owner will be interested in greenbelt exemption, so the lease probably will be for a year, not a few months.

Thanks for the reply, Leon. This is going to be interesting because I don't believe anyone is leasing near me. I'm going to have to talk someone into it.

No problem. You may want to look into local greenbelt (aka ag classification for tax purposes) laws - if you could give the landowner that, you're halfway there.
