Kalispell Realtor Needed

Hola Folks,

The Mrs and I are 9 months from relocating to Kalispell. It would be lovely to locate a property with a home on it for purchase instead of renting but there's no rush. We would rather rent than rush into a property that isn't what we want.

That being said, does anyone know of a real estate agent worth dealing with? We are looking at the whole valley. Basically a 20 mile circle centered on Kalispell. See attachment for a picture of the area.

Or if anyone knows of a property, here is what we are looking for...

A small property to start a nursery business. Herbs, flowers, market garden, trees (fruit & nut), mushrooms.
Possibly ducks and maybe game birds.

Budget cap of 250K (this is max for having all the check boxes ticked on the dream sheet)
Min 2 acres (prefer 5+)
Min 2 bdr 1 bath
Bonus for pavement to the property or 2wd access year round.

Any actionable assistance would be fabulous.

A quick search of the MLS shows that there are exactly 9 properties that fit your criterion of A) a minimum of 2 acres and B) a minimum of a 2 bedroom 1 bathroom house. None of these are particularly new or particularly nice homes. Most are manufactured. Unfortunately, the Flathead Valley is expensive!

What Im more interested in are properties not on the MLS or a reputable agent to work with.

Unfortunately, most "for sale by owner" properties are advertised by nothing more than a sign on the property. You might find a few on craigslist (if you haven't already), but odds are, this is going to be a lot of legwork.

My neighbors down the way are trying to sell their home. Beautiful place, around 1200 ft^2 with 3 beds and 2 baths, built maybe 10 years ago, on three or four acres of woodland. Also, a huge insulated shop. But they want $470,000 for it. So sorry, not much help there.

I wish I could tell you otherwise, but the Californians drove up the prices years ago. Have you considered buying raw land and building yourself?

P.S. You'll see a lot of bumper stickers here with "I don't want to live in Cali-spell" for a reason.

The whole California virus thing is national it seems. The same thing happened in Colorado when we were there. I will never understand the thinking of "I dont like it here so Im moving. Now Im going to make this place exactly like the place I left."

Anyways... I think the best deal on the best place will most likely come from either word of mouth or a random drive by and seeing a sign, as you said.

I have talked to a few agents and so far they all seem very disinterested in what Im passionate about and all about the quick sale. I realize they have a commission based sales job but Im not pulling in the drive through for a property, fries and shake.

There has to be a decent agent out there somewhere.

The raw land thing has crossed my mind but the land would have to be rather cheap because every other aspect would not be. Sort of a 6 or half dozen thing.

I have 2 parcels in West Kalispell. One is approx 2.13 acres and is R-1 in Flathead County - Ashley Creek frontage. The other adjoining parcel is .62 acre, zoned R-4 in City of Kalispell. Together this could make a good homestead/farm. We used to rent as pasture for horses. Not currently used but I would love to see it productive. Lots of creek frontage. Great permaculture site. Because much is in the county, animals would be allowed. The lot zoned R-4 allows 2 attached houses, could be a duplex or townhouses (townhouses allow separate ownership of each side). Pretty flat so could put up greenhouses, tunnels etc. Good for orchard, berries, produce stand on street etc. No buildings yet - but that means you could build what you want, solar, net zero?? I know its smaller than you wanted, let me know if you want more info. I am retired builder. Love permaculture. it is the solution to so many issues.
